1-The tenant agrees to provide satisfactory credit references and proof of employment within five (5) days following acceptance of the rental offer.
2-Proof of tenant's home insurance must be provided at the time of lease signing, prior to occupancy, and at each renewal.
3-The tenant shall be responsible for the cost of repairing any damage beyond normal wear and tear.
4-Routine maintenance and minor repairs shall be the responsibility of the tenant.
5-Repairs to appliances, heating, air conditioning, and other installations shall be the landlord's responsibility, except in cases of misuse or negligence by the tenant.
6-Smoking of any kind (tobacco, cannabis, or other substances) is strictly prohibited inside the property.
7-Pets are not allowed in the unit.
8-Any form of subletting, whether short- or long-term (including through platforms such as Airbnb), is prohibited without the landlord's prior written consent.
9-Painting or altering wall colors is not allowed without the landlord's prior written approval.
10-The tenant must accept and sign the building's internal rules at the time of lease signing.
