Upon submission of the rental offer:

Employment letter (including salary, position, and start date) and most recent pay stub showing year-to-date income.
Credit report (Equifax or Singlekey.com, at the tenant's expense). Subject to landlord's approval.
Once the offer is accepted, prior to occupancy:
3. Tenants agree to send a deposit via e-transfer to RE/MAX Harmonie Inc. within 48 hours of acceptance of the rental offer.
4. Proof of civil liability insurance ($2M) must be provided at lease signing and remain valid for the entire duration of the lease.
5. Confirmation of Hydro-Québec account transfer.
6. Tenant agrees to pay rent via Interac e-transfer during the entirety of the lease.
7. Tenant and occupants must accept and comply with the building rules and regulations.

During the lease:
8. No pets allowed.
9. The tenant shall not, and shall not permit anyone to, smoke or vape tobacco, cannabis, or any illegal substances within the private portion of the premises.
10. No Airbnb or similar short-term subletting is permitted and will be considered a fundamental breach of the lease.
11. Tenant will be responsible for any penalties incurred due to violations of building rules or the declaration of co-ownership.
12. Tenant will also be responsible for the cost of any lost keys or fobs.
13. Tenant is not allowed to sublet or assign the lease without written authorization from the landlord.
14. Tenant is responsible for basic maintenance such as replacing smoke detector batteries and lightbulbs. The tenant is also responsible for repair costs related to misuse (e.g., clogged toilets or drains).
15. Tenant agrees that if minor touch-ups or corrections are required following the final inspection of renovations, the contractor may access the unit during the lease to complete them, with reasonable prior notice.

End of lease:
16. The unit must be returned in the same condition as when first occupied.
17. If the lease is not renewed in 2026, the tenant MUST honor ALL visit requests with 48 hours' notice.
18. The same applies to visits by potential buyers in the event the unit is listed for sale.
