1. Pets are not allowed; 2. Subletting of the Airbnb type is strictly prohibited; 3. The dwelling is considered non-smoking, including tobacco, cannabis, and vaping; 4. The LESSEE agrees not to cultivate marijuana and/or cannabis; 5. The LESSEE must provide the LESSOR with proof of home and civil liability insurance of $2M before occupancy; 6. The promising lessee must undergo a credit check; This must be to the complete satisfaction of the LESSOR; 7. The LESSEE agrees to pay the 1st month's rent upon signing the lease; 8. The LESSEE agrees to comply with all building regulations; 9. The LESSEE will be responsible for move-in and move-out costs; 10. The costs of electricity, telephone, Internet, and cable distribution are the responsibility of the LESSEE; 11. A security deposit equivalent to one (1) month's rent is required by the LANDLORD and will be returned to the TENANT at the end of this lease, subject to a satisfactory condition report of the premises and the absence of damages exceeding normal wear and tear. It is understood that this deposit cannot be used for the payment of rent during the term of the lease; 12. A condition report will be carried out upon taking possession of the dwelling. A representative of the LESSOR and the LESSEE must be present for this condition report. A similar condition report will be carried out at the end of the lease.
